ACTIVITY REPORT

NOVEMBER, 2003

 

ARCHITECTURAL CONTROL

 

·         52 submissions were considered by the ACC (Commercial and Residential Review Committees).

46 were approved and 6 were deferred or disapproved. 

·         One new commercial project was approved – Tuscan Professional Building, a 2-story (55,950 SF) medical office building to be constructed at 701 Tuscan Drive.

·         8 new homes were approved (six in Fairway Vista, one in Hackberry Creek, and one in Cottonwood Valley).

·         $3,095 in submission fees were collected; $62,075 collected year-to-date.

 

COVENANT ENFORCEMENT

 

·         66 issues have been resolved and 739 properties being pursued.

·         Review of night lighting of commercial buildings was completed.

 

COMMON PROPERTY

 

·         Median top dressing and shrub replacement was completed.

·         Ordered the year-end components for the central irrigation system.

·         Cycle 8 field mowing was completed.

 

ALARM MONITORING/PATROL

 

·         Completed configurations of new security servers as well as primary and secondary workstations used for monitoring services.

·         Dispatch processed 2,328 alarms and patrol responded to 295 incidents as of 11/24/03.   228 incidents were deemed as “false alarms.”

 

COMMUNITY RELATIONS

 

·         Interviews of candidates for the community relations position continue.

·         Hosted a residential liaisons meeting on November 14th.  Eight of the ten villages were represented.

·         Continuing to meet with potential partners for a Las Colinas Marketing Alliance.

·         Assisted with fundraising efforts for the Irving Citizens for Economic Growth Committee.

·         Worked with staff of the Four Seasons Resort and Club on promoting their AAA Five Diamond Resort award to local, regional and state business news media.  Coordinated an advertising partnership with the Irving-Las Colinas Chamber of Commerce and the Irving Convention and Visitors Bureau to recognize the Four Seasons in the 11-21-03 Dallas Business Journal.

 

FINANCE AND ADMINISTRATION

 

·         Continuing preparations for the relocation of the Association offices to 122 W. Carpenter Freeway, Suite 550.

·         Collected 98.62% of 2003 assessments through 11/30/03.

·         Renewal process for 2004 business insurance and employee benefit insurance underway.

·         Board adopted 2004 budget and reviewed five year pro forma.

·         Completed 25 statements of account, 3 estoppel certificates and 16 resale certificates through 11/26/03.

·         Database maintenance included 15 property ownership changes and 233 updates.
