ARCHITECTURAL
CONTROL
·
114 submissions were considered by the ACC (Commercial
and Residential Review Committees). 100 were approved; and 14 were deferred or
disapproved.
·
One new commercial project was approved – The
Lofts Canal Side, a 306-unit, multifamily development to be constructed at 350
E. Las Colinas Boulevard.
·
16 new homes were approved (five in Hackberry
Creek, five in Cottonwood Valley, three in Fairway Vista, two in University
Park and one in Windsor Ridge).
·
$4,225 in submission fees were collected; $49,675
collected year-to-date.
COVENANT
ENFORCEMENT
·
130 issues resolved, 798
properties being pursued, two referred to legal.
·
Continuing work on
architectural guidelines and standards.
·
Marketing signs at
Windsor Ridge entrance have been removed.
COMMON
PROPERTY
·
Cycle 6 field mowing
completed.
·
Early fall seasonal
color installed at Island Greens at 114 and the Flower Clock.
·
Completed a partial
replacement of the flume in Rosita Park.
·
Preventative maintenance
completed on all common property flag poles.
ALARM
MONITORING/PATROL
·
Organized a meeting of Las
Colinas area security managers, which was held on September 25th.
·
Completed update of the
Patrol and Dispatch Procedure Handbook.
·
Dispatch processed 3,012
alarms and patrol responded to 327 incidents as of 9/29/03. 251 incidents deemed as “false alarms”.
COMMUNITY
RELATIONS
·
Finalized work with
Cousins Properties and the Greater Irving-Las Colinas Chamber on the 2004 Las
Colinas Advertorial for the Dallas
Business Journal.
·
Met with new commercial
members and hosted a new member reception/orientation for residential members.
·
Participated in a
meeting with Las Colinas restaurant owners/managers regarding a concern over
the existing R-AB (60:40) Ordinance.
·
Hosted a marketing forum
to continue to explore the concept of a Las Colinas Marketing Alliance with
area stakeholders.
FINANCE AND ADMINISTRATION
·
Preparing for 2003
Annual Meeting of Members to be held at 4:00 p.m. on October 6th - Millennium
Center.
·
Collected 96.28% of 2003
assessments through September 30th.
Second delinquent letters will be sent on October 13th.
·
Completed 54 statements
of account, 5 estoppel certificates and 19 resale certificates.
·
Database maintenance
included 58 property ownership changes and 114 updates.
