             ACTIVITY REPORT

ARCHITECTURAL CONTROL

 

·         72 submissions were considered by the ACC (both the Commercial and Residential Review Committees) through August 21st.  59 were approved; and 13 were deferred or disapproved. 

·         A conceptual plan for a new Krispy Cream (Northwest corner of 635 and MacArthur Blvd.) was reviewed.

·         Two new homes were approved (one in Hackberry Creek and two in University Park).

·         $5,675 in submission fees were collected; $45,330 collected year-to-date.

 

COVENANT ENFORCEMENT

 

·         94 issues resolved, 877 properties currently being pursued.

·         Five properties referred to legal counsel.

 

COMMON PROPERTY

 

·         Completed the 2003 sidewalk repairs and replacements.

·         Rosita Park flume was repaired.

·         Minor repairs were completed on stone beds throughout the development.

·         Scott Wilson completed a continuing education course on irrigation systems.

 

ALARM MONITORING/PATROL

 

·         Reviewed the current power usage of the Central Station equipment through testing and charting equipment to assess future back-up requirements.

·         Dispatch processed 3,012 alarms and Patrol responded to 316 incidents (as of 8-27-03). 230 incidents deemed as “false alarms.”

 

COMMUNITY RELATIONS

 

·         12 of the 16 Urban Center Property Managers were in attendance at their quarterly meeting on 8-19-03.

·         The Urban Center Special Events Task Force is reviewing two applications of proposed new events for the area.

·         Worked with the City’s Transportation and Police officials regarding several concerns from Association property owners/tenants of speeding traffic on Las Colinas Boulevard in the areas of Wingren and Mandalay Drives.

·         Working with staff of Cousins Properties and the Greater Irving-Las Colinas Chamber on the 2004 Las Colinas Advertorial for the Dallas Business Journal.

·         Finalizing the redesign of the updated LCA web site.

 

FINANCE AND ADMINISTRATION

 

·         Revised five-year pro forma based on new tax roll information from the Dallas Central Appraisal District.

·         Collected $5,089,631 (90.12%) of assessments.

·         Staff customer service training sessions were held this month.  Sessions continue through September 4th.

·         The membership voted in favor of the Amendment to Supplementary Declaration 157.  A Special Meeting of Members was held on August 11th.  The amendment was filed with Dallas County.

·         Annual meeting proxy packets were distributed on August 29th.

·         Completed 26 statements of account, 7 estoppel certificates and 14 resale certificates through August 28th.

·         Database maintenance included 45property ownership changes and 314 updates.
