August, 2005

ARCHITECTURAL CONTROL

The commercial and residential review committees considered 73 submissions during the month of August. 65 were approved and eight were either deferred or disapproved.
Two new homes were approved; one in Fox Glen and one in Windsor Ridge/Enclave. Seven town home buildings in LaVillita, comprising a total of 66 units, were approved. One town home building, with four units, and an "amenity center," were approved in the Hunters Ridge development.
Submission fees for July totaled $8,015.00. Year-to-date, fees total $63,625.00.

COVENANT ENFORCEMENT

113 enforcement actions have been resolved and 639 properties are being pursued. 23 cases are being handled by legal counsel.

45 properties were inspected in conjunction with estoppel and resale certificate requests.

COMMON PROPERTY

Landscape enhancements on Northgate adjacent to the Fox Glen entrance were completed as part of the 2005 capital improvement program.
Sidewalk repairs in Millswood Park and common areas were completed.
Nine new central irrigation controllers were installed as part of the 2005 capital improvement program.
Cycle six field mowing was competed.
Stone repairs were completed on retaining walls and color beds throughout the development.

ALARM MONITORING/PATROL

Participated in a presentation with the Texas Burglar and Fire Alarm Association regarding new state alarm laws.
For the month of August, dispatch processed 2,828 alarms. Patrol had 336 alarm responses. Of these, 233 were deemed as "false alarms".

COMMUNITY RELATIONS

Worked with designer, legal counsel and staff on hard-copy newsletter.

Working with designer on LCA historical piece and brochure.

FINANCE AND ADMINISTRATION

Collected $5,316,741 (91.22%) of the 2005 assessments as of August 29th.
Review in process for audit Request for Proposals.
Canvassing votes for Board of Directors slate.
Completed 54 statements of account, 5 estoppel certificates and 47 resale certificates as of August 31^st.
Database maintenance included 101 ownership changes and 312 updates.
