The commercial and residential review committees considered 123 submissions in June. 103 were approved and 20 were either deferred or disapproved.
26 new homes were approved: 19 in La Villita, 4 in Fairway Vista, 2 in Windsor Ridge/Enclave and 1 in Cottonwood Valley.
Plans were approved for construction of a new 38,295 square foot retail and restaurant development at the northeast corner of North MacArthur Boulevard and Royal Lane as well as a 5,870 square foot, single story, medical office building at 1111 Kinwest Parkway.
Submission fees for June totaled $5,875.00. Year-to-date fees total $47,360.00.
COVENANT ENFORCEMENT
111 issues have been resolved and 613 properties are being pursued.
34 properties were inspected in conjunction with estoppel and resale certificate requests.
Having a staff presence in the development on Saturdays has proven successful; therefore, this practice will be extended through the end of the year.
COMMON PROPERTY
Cycle four commercial field mowing enforcement was completed.
Landscape enhancements on MacArthur Boulevard (adjacent to Cottonwood Valley) were completed as part of the 2005 capital improvement program.
2005 sidewalk repairs on MacArthur Boulevard and on Rochelle at Hidalgo were competed.
Summer color rotation was completed.
Sod replacement was completed on O'Conner between SH 114 and Northgate, and at Flagpole Hill.
Installed new central irrigation controllers at Millswood Park and commons, and Byron Nelson Way.
ALARM MONITORING/PATROL
Attended class on equipment and usage provided by our current alarm receiver vendor.
Met with the branch and district managers of our current Patrol / Dispatch contractor for a mid-year review.
For the month of June (as of 06/29/05), dispatch processed 3,063 alarms. Patrol had 363 alarm responses. Of these, 309 were deemed as "false alarms".
COMMUNITY RELATIONS
Updating property manager list in order to conduct personal visits.
Revising LCA brochure.
Working with designer to create Las Colinas historical piece.
Serving as co-sponsor for ISO 4th of July event at Williams Square.
Secured an ad for Irving Newcomer’s Guide.
Assisting with grand openings for Darling Homes in La Villita and the Lofts at Las Colinas in the Urban Center.
FINANCE AND ADMINISTRATION
Collected $4,267,096 (73.18%) of the 2005 assessments as of June 31st.
Request for Proposals for auditing firms is in progress.
Completed 31 statements of account, 5 estoppel certificates and 31 resale certificates as of June 31st.
Database maintenance included 25 ownership changes and 140 updates.
