ACTIVITY REPORT

ARCHITECTURAL CONTROL

 

·         96 submissions were considered by the commercial and residential review committees.  77 were approved and 19 were deferred or disapproved. 

·         Two new homes were approved.  One in Hackberry Creek and one in University Park.

·         $4,350 in submission fees was collected; year-to-date $21,225 in fees have been collected.

 

COVENANT ENFORCEMENT

 

·         77 issues have been resolved, 676 properties are being pursued.

·         Vacant lot mowing in Cottonwood Valley completed.

·         The process for rotating enforcement representatives will be completed by July 1.

 

COMMON PROPERTY

 

·         Commercial field mowing was completed.

·         Hydro mulching was completed in the median of Riverside Drive (formerly Rochelle Blvd.) between Teleport Dr. and O'Connor Blvd.

·         Coordinating with developers on the transplanting of several trees at the areas where four new traffic turn lanes are being installed (two on O'Connor Blvd., one on Royal Lane, and one on Kinwest Pkwy.)

·         Fire Ant control was applied to all the parks and medians.

 

ALARM MONITORING/PATROL

 

·         Facilitated meeting to exchange ideas with security representatives of Las Colinas residential villages.

·         Completed a two year contract extension with current security sub-contractor (Initial Security).

·         For the month of May (as of 05/31/04), Dispatch processed 4,042 alarms of which patrol had 375 responses. 298 incidents were deemed as “false alarms” following response.

 

COMMUNITY RELATIONS

 

·         Assisting several commercial members in gathering Las Colinas information and photographs for their marketing collateral materials.

·         Participated in promoting Las Colinas at the annual Las Colinas Office Bus Tour for commercial real estate representatives.

·         Coordinated campaign to encourage members to vote in the May 15th City Election.  Compiled voting statistics by precincts in Las Colinas and immediate vicinities.  - Out of 19,205 registered voters in the Las Colinas and immediate vicinity, 2,962 (15.42%) total ballots were cast.

 

FINANCE AND ADMINISTRATION

 

·         Collected $826,410 (15.97%) of 2004 assessments through May 28th.

·         Follow-up calls continue regarding returning proxies for the Special Meeting of Members (June 15, 2004) to consider proposed amendments to Supplementary Declarations 73 and 163.

·         Revised capital reserve study to be completed the first week in June.

·         On-line payments for member assessments (using LCA Web site) will be available in June

·         Completed 27 statements of account and 23 resale certificates through May 28th.

·         Database maintenance included 29 property ownership changes and 357 updates.
