ARCHITECTURAL CONTROL

 

·         94 items were considered by the ACC; 74 items were approved and 20 items were deferred or disapproved.

·         Two new homes were approved during April, both in Cottonwood Valley.

·         $6,445 in submission fees were collected during the month of April.

 

COVENANT ENFORCEMENT

 

·         117 issues resolved, 781 properties being pursued of which one has been referred to legal counsel.

·         Letters regarding displaying banners during the Byron Nelson have been mailed to Windsor Ridge and Cottonwood Valley residents.

·         Postcards have been mailed to residential villages regarding an expedited review process for replacement roofs as a result of the recent hail storm.

 

COMMON PROPERTY

 

·         Spring color rotation completed.

·         Cycle-two mowing enforcements completed.

·         New identity park signs installed at Rochelle Parks, Brune Hill and Rosita Park. 

·         Installed a new color bed in Rochelle Park as part of the “Ebby Blooms” project with the Las Colinas Parks Foundation and agents of the Ebby Halliday-Las Colinas office.

 

ALARM MONITORING/PATROL

 

·         Monitoring software (SIMS) updated.

·         Monitoring software coding adjustments completed to facilitate internal statistics.

·         Dispatch processed 3,339 alarms and Patrol responded to 405 incidents as of 4-29-03.  299 incidents deemed as “false alarms”.

COMMUNITY RELATIONS

 

·         Following-up with contacts and finalizing logistics for the May 8th Commercial Member Forum.

·         Co-sponsored and helped coordinate the April 8th City Council/School Board Candidates’ Forum.

·         Finalizing solicitation mailer to commercial property owners regarding the Las Colinas Parks Foundation.

·         Conducted a development tour for community managers from large scale master-planned communities across the country.

 

FINANCE AND ADMINISTRATION

 

·         99.47% or $5,852,402 of 2002 annual assessments collected as of 4-30-03.

·         Preparations are underway for mailing the 2003 assessments.

·         2002 financial audit and management letter was completed and distributed.

·         Completed 38 statements of account, 5 estoppels and 16 resale certificates in April.

·         Database maintenance includes 62 property ownership changes and 103 updates.

·         Coordinating training of new database system for Association employees. 

·         Worked with other departments on support material for mailings, research and special projects.
