ACTIVITY REPORT

April, 2004

 

ARCHITECTURAL CONTROL

 

·         92 submissions were considered by the committees.  80 were approved and 12 were deferred or disapproved. 

·         Three new homes were approved.  One each in Hackberry Creek, Windsor Ridge and University Park.

·         $4,385 in submission fees was collected; year-to-date $16,875 in fees have been collected.

 

COVENANT ENFORCEMENT

 

·         91 issues have been resolved, 655 properties are being pursued and one has been referred to legal counsel.

·         Vacant lot mowing program began in Cottonwood Valley.

 

COMMON PROPERTY

 

·         Cycle two field mowing was completed.

·         Annual groundcover installation completed.

·         Irrigation system installed in the median of Riverside Drive (formerly Rochelle Blvd.) between Teleport Dr. and O'Connor Blvd.

·         Worked in conjunction with City staff to replace the driveway entrance to Rodney Lane from San Juan Court.

·         Added an irrigation zone in Old Rochelle Park to provide better water coverage for the new ground cover beds.

 

ALARM MONITORING/PATROL

 

·         Evaluating changes to security phone system which will result in savings and improvements.

·         Evaluating Central Station alarm receiver equipment to offer members the newest formats and services.

·         As of April 29th, Dispatch processed 2,790 alarms for the month of which patrol had 329 responses. 270 incidents were deemed as “false alarms” following response.

 

COMMUNITY RELATIONS

 

·         Participated in a development tour/update for the 30-member delegation from Denver International Airport Partnership, a public-private alliance for economic development and community building.

·         Hosted the quarterly meeting of the Urban Center Property Managers/Owner Representatives on April 30th.  Jim Cline, City of Irving Public Works and Transportation Director spoke regarding the Irving/DFW Rail System.

·         165 people attended the April 13th Irving City Council and School Boards Candidates’ Forum co-hosted by the Association.

 

FINANCE AND ADMINISTRATION

 

·         Collected 99.23% of 2003 assessments through April 30th.

·         Participated in the DART Public Hearings regarding the Northwest Corridor Irving/DFW Rail System.

·         Preparing for a mailing to the membership regarding proposed amendments to Supplementary Declarations 73, 138 and 163.

·         Planning for the revised capital reserve study which will begin on May 11th.

·         Completed 29 statements of account, 6 estoppel certificates, and 28 resale certificates.

·         Database maintenance included 37 property ownership changes and 343 updates.
