ACTIVITY REPORT

ARCHITECTURAL CONTROL

 

·         87 submissions were considered by the ACC, 72 were approved and 15 were deferred or disapproved. 

·         2 new commercial projects were approved:  AMLI at La Villita (360 apartment unit) and an office condominium at 1115 Kinwest Parkway (5,999 square feet).    

·         $5,410 in submission fees was collected; year-to-date $12,490 fees have been collected.

 

COVENANT ENFORCEMENT

 

·         107 issues have been resolved, 681 properties are being pursued and two have been referred to legal counsel.

·         Conducting inventory and study of multi-tenant monument signs.

·         Development map has been updated.

 

COMMON PROPERTY

 

·         Tree replacements completed in Old Rochelle Park.

·         Sidewalk repairs completed in greenbelt behind Fuller Drive.

·         Plant material began being changed in all flower beds on March 19th.

·         Tree fertilization completed on all trees three years old and younger.

 

ALARM MONITORING/PATROL

 

·         Penny Hayter, Security Director, was selected to serve as Board Secretary for the North Texas Alarm Association (NTAA).

·         Dispatch processed 2,710 alarms during March; patrol had 360 responses (as of 3/30/04).

·         272 false alarms were received during March (as of 3/30/04).

·         Attended Irving Police Department awards banquet.

 

COMMUNITY RELATIONS

 

·         Assisting with local option election initiative and preparing for 4/2/04 press conference.

·         Working with Metroplex cities to seek ideas for a proposal for a dog park in Las Colinas.

·         Preparing for 4/13/04 Irving City Council and School Boards Candidates’ Forum.

·         Organized Residential Liaisons meeting.

·         Presentation made to Leadership Irving class regarding Las Colinas development.

 

FINANCE AND ADMINISTRATION

 

·         Collected 99.08% of 2003 assessments through 3-31-04.

·         Undergoing preparations for 2004 assessment billings.

·         Annual financial audit and management letter to be delivered April 6th.

·         Implementing credit card on-line pay access for members (utilizing LCA Web site).

·         Completed 26 statements of account, one estoppel certificate, and 24 resale certificates through 3-31.

·         Database maintenance included 28 property ownership changes and 245 updates.
