ARCHITECTURAL CONTROL
·
69 submissions were considered by the ACC
(Commercial and Residential Review Committees).
60 were approved and 9 were deferred or
disapproved.
·
One new home was approved (in Hackberry Creek).
·
$2,590 in submission fees collected from February
1-20; $6,280 collected year-to-date.
COVENANT ENFORCEMENT
·
84 issues have been
resolved, 658 properties are being pursued and four referred to legal counsel.
·
Completed follow-up
review of night lighting for commercial properties.
COMMON PROPERTY
·
Completed general tree
pruning and Crape Myrtle pruning throughout the development.
·
Developed irrigation
plans for the Northgate Dr./Rochelle Blvd. grade separation project as well as Rochelle
Blvd. (Riverside Dr.) between Teleport and O'Connor.
·
Completed distribution
of pre/post emergent weed control in all turf areas.
ALARM MONITORING/PATROL
·
Hosted quarterly meeting
of Las Colinas area security managers.
·
Completed update of
security software to new version.
·
Participated in a three
day conference regarding security software.
·
As of 2/26/04, Dispatch
processed 2,644 alarms of which patrol had 292 responses. 212 incidents were deemed as “false alarms”
following response.
COMMUNITY RELATIONS
·
Assisting Las Colinas
Marketing Alliance (LCMA) with 5-year business plan development.
·
Participated in Irving
Schools Foundation review for communications scholarships.
·
Updated Local Option Web
site. Continuing to respond to
inquiries and to disseminate information.
·
Secured ad and editorial
space in the Las Colinas Chronicle for the Parks Foundation.
·
Preparing for new member
(residential and commercial) events which are scheduled for March 2nd.
FINANCE AND ADMINISTRATION
·
Finalizing proposed
changes to LCA Declaration and Bylaws.
·
Collected 98.7% of 2003
assessments through 2-26-04.
·
Started annual financial
audit – audit and management letter to be completed by end of March.
·
Continuing to implement
credit card on-line pay access for members (utilizing LCA Web site).
·
Completed 23 statements
of account, four estoppel certificates, and 23 resale certificates through
2-26.
·
Database maintenance
included 31 property ownership changes and 268 updates.
