ACTIVITY REPORT

ARCHITECTURAL CONTROL

 

·         45 items were considered by the ACC (3 meetings); 35 items were approved and 10 items were deferred or disapproved.

·         Two new homes were approved during February, both in Hackberry Creek.

·         One new commercial project was approved (“Village at Hackberry Creek” – 3 medical offices of 6,000 square feet each.).

·         $4,365 in submission fees were collected during the month of February.

 

COVENANT ENFORCEMENT

 

·         98 issues resolved, 856 properties being pursued of which four issues have been referred to legal.

·         Night light review completed; letters of non-compliance were sent to 152 of 554 commercial properties. 

 

COMMON PROPERTY

 

·         Replaced railroad tie wall retaining wall off Rodney lane with stone.

·         Transplanted Crape Myrtles at Island Greens at 114 for better show and improved growing conditions.

·         Installed central irrigation controllers on O'Connor from Northgate to SH 114 and at the flower clock.

 

ALARM MONITORING/PATROL

 

·         Developed a process for when a property owner or tenant connects to the monitoring service they will be sent an introduction letter, along with a “False Alarm Prevention” guide.

·         Completing review of account histories to identify in-active accounts.

·         255 account change forms were processed.

 

COMMUNITY RELATIONS

 

·         Preparing mailing for March 26th new member residential and commercial functions.

·         Light pole banner proposal finalized for presentation (3/4) to Urban Center property managers during quarterly meeting.

·         Collateral materials are being developed for Las Colinas Parks Foundation.

·         Continuing to follow-up on action items from quarterly meeting with residential liaisons on February 17th.  Seven of the 10 villages were represented.

·         Preparing for the April 8th City Council/School Board Candidates’ Forum (6:30 p.m. – City Hall).

 

FINANCE AND ADMINISTRATION

 

·         99.28% or $5,840,298 of 2002 annual assessments collected as of 2/28/03.

·         Financial audit field work for 2002 projected to be completed by March 7th.

·         Five-year pro forma underway.

·         Completed 26 statements of account, 1 estoppel certificate and 11 resale certificates in February.

·         Database maintenance – 34 property ownership changes and 246 updates.
