ACTIVITY REPORT

ARCHITECTURAL CONTROL

 

·         96 items were considered by the ACC, 72 items approved, 24 deferred or disapproved.

·         Ten new homes were approved.

·         Renewal of temporary leasing / “for sale” signs completed for 40 submissions.

·         $4,240 in submission fees were collected during January.

 

COVENANT ENFORCEMENT

 

·         200 enforcement issues were resolved and 855 properties are currently being pursued.

·         Three properties were referred to legal.

·         A settlement agreement was reached with owner of a residence. $2,500 in fees were collected and the property will be brought into compliance by 3/1/03.

 

COMMON PROPERTY

 

·         Created new shrub bed at Pea Patch Lake in front of the retaining wall.

·         Replaced railroad tie retaining wall in Sector 3 (Northgate Drive and ’Connor Blvd. area) with stone.

·         Installed three new Live Oak trees along MacArthur Boulevard near Byron Nelson Way.

 

ALARM MONITORING/PATROL

 

·         A new security Blazer has been received as part of fleet replacement program.

·         Completed 2002 False Alarm review; received 4,099 (down 901 from 2001).

·         Security received and is processing 375 account change forms.

 

COMMUNITY RELATIONS

 

·         Developing support materials (brochure / flyer) for Las Colinas Parks Foundation.

·         Setting dates for residential and commercial liaison meetings.

·         Preparing to present light pole banner proposal to Urban Center property managers.

·         Preparing large postcard mailer to send to various villages introducing covenant enforcement representatives and photos of common violations.

·         Working with City of Irving to prepare advisory to all University Hills and University Park homeowners about closing of Rochelle lanes (from Hidalgo to Wingren) due to construction.

 

FINANCE AND ADMINISTRATION

 

·        Collected 99.06% or $5,828,164 of the 2002 annual assessments as of 1/31/03.

·        2002 financial audit to begin February 24th.

·        Five-year pro forma underway.

·        Processed 54 statements of account, 2 estoppel certificates, 15 resale certificates; 24 property ownership changes and 216 updates in January.
