ARCHITECTURAL
CONTROL
·
63 submissions were considered by the ACC
(Commercial and Residential Review Committees).
51 were approved and 12 were deferred or disapproved.
·
One new commercial project was approved – Lincoln
at La Villita will consist of 23 three-story apartment buildings (409 total
units), a leasing office building, and swimming pool.
·
3 new homes were approved (one in Hackberry
Creek, one in Cottonwood Valley and one in University Park).
·
$7,130 in submission fees were collected; $69,210
collected in 2003.
COVENANT
ENFORCEMENT
·
83 issues have been
resolved, 694 properties are being pursued and four referred to legal counsel.
·
Review of night lighting
of residential villages was completed.
·
First draft of
architectural guidelines and standards completed.
COMMON
PROPERTY
·
Year-end tree
replacements were ordered.
·
Tree pruning completed
on Northgate Drive, MacArthur Boulevard and Story Road.
·
Holiday reindeer display
at Island Greens was completed.
ALARM
MONITORING/PATROL
·
Met with sergeant and
staff of Irving Police Department’s alarm division.
·
Dispatch processed 2,883
alarms and patrol responded to 366 incidents as of 12/31/03. 291 incidents were deemed as “false
alarms.”
COMMUNITY
RELATIONS
·
Susan
High has been hired as the Association’s Community Relations Coordinator
effective 01/05/04.
·
Urban
Center Property Managers met on December 12th. David Leininger (City of Irving’s Director
of Financial Services) gave a financial update to attendees. LCA Board Vice President Steve Perkins
briefed the group regarding the Las Colinas Marketing Alliance.
·
Following
up with commercial properties regarding fundraising for the Irving Citizens for
Economic Growth Committee.
·
Prepared
mass mailing pieces regarding the Association’s office relocation to 122 W.
Carpenter Freeway, Suite 550 (effective January 26, 2004).
·
Completed
copy and design for LCA advertisement for 2004 Irving Newcomers Guide.
FINANCE AND ADMINISTRATION
·
Collected 98.72% of 2003
assessments through 1/05/04.
·
Preparations are
underway for the 2003 financial audit.
·
Assisted
Board President Heinz Simon with information and follow-up regarding his
presentation to the City’s TIF Board on December 9th.
·
Completed 16 statements
of account, 5 estoppel certificates and 18 resale certificates through 12/31/03.
·
Database maintenance
included 14 property ownership changes and 122 updates.
