UNIVERSITY HILLS ASSOCIATION OF HOMEOWNERS
BOARD MEETING
September 13, 2005
The meeting was called to order by the president, Arnold
Martin, at 7:50 P.M.
Board members present were: Arnold Martin, Esther Nachimson, Charles Schmidt,
Don McGee, Jim Wells, Chandra Muenster, Nell Ann Hunt, Don Jensen and Susan
High, TLCA representative.
Board members not present were: Martin Kahn, Molly Kahn, Linda Korkmas,
Craig Bowman, Christine Katib, & Scott Glover.
The minutes posted on the internet were approved as amended. The number of
pick-up stations for pets was incorrect. Susan High stated that only two new
stations had been added. Jim Wells motioned the minues be accepted. Charles
Schmidt seconded the motion. The motion passed.
The treasurer’s report was read by Arnold Martin since Don Jensen had to
leave early. We have 299 paid homeowners to date. $14,764.00 is in our
checking account, with total assets of $20,791. Don McGee motioned to accept
the treasurer’s report as read. Charles Schmidt seconded the motion. The
motion passed.
The update on the Verizon cable activity is not promising. Everyone seems to
be passing the buck when questions are asked or complaints are made. The
general attitude from the contractor and Verizon “don’t bother us---we’ll be
back to tell you what we can do. There will be no update until the underground
installation is complete.”
Every village in Las Colinas has a directory published at least one time a
year. Jim Wells and Linda Korkmas are working on a new directory for University
Hills. It is very important that everyone return the information sheet sent to
every household in the mail. The completed sheets should be returned even if
SOME info is not to be printed in the directory. The board asks each household
to do this just in case of an emergency and your block captain should need to
get in touch with you. The information furnished can be held in confidence by
the Webmaster if the member does not want some information printed.
Nell Ann Hunt reported that she and Craig are getting advertisements for the
directory. A business size card is selling for $100. Please call Nell Ann if
you would like to place an add for your business. Nell Ann reported the article
she had in the Irving Journal that referred to the picture of Arnold standing in
the middle of Alice's rose bed to get reception on his cell phone, since his
"copper" line had been cut (twice) due to the Fiber ditching AND lack of cell
phone reception in Las Colinas. She even received a call from an official of
Verizon.
Charles reported the City of Irving Community Partnership Grant for the
monument on Rochelle has been received. All of our information will be sent in
by September 30. All work needs to be completed by the end of the year. The
total cost for the monument will be $2507 minus the $1,500 grant from the city.
UHAOH will pay for the remaining $1,007 from the budget funds. The flower bed
is not included in the total cost. The flower bed and the irrigation will be
added at a later date. TLCA will furnish the water and the planter box. There
are no plans for a light at this time. The cost for the irrigation system has
not been determined by TLCA.
There is no update on the wrought iron fence on Rochelle. Some bids are in
but none have been chosen. The Country Club is trying to complete all the cart
paths before they choose a fence
contractor.
The UHAOH board is happy to announce we have openings for block captains.
Being a block captain is a great way to connect with your neighbors and to get
involved in our community. The board has sadly accepted the resignation of John
Hogue as a BC. The board thanks him for his service.
Charles reported that Joe Philipp recently attended a budget retreat for the
city. For a six month period (only) they will be adding a city marshal and 5
new code enforcement officers to gain faster compliance by location. Nell Ann
Hunt, who has been very interested in code enforcement for many years, stated
that this move was just tokenism on the part of the city. Esther Nachimson
agreed.
Charles reported that beginning in 2006, Irving will initiate a weekly
recycling program. Until then, we have blue bags being picked up on the second
and fourth Fridays each month. Esther Nachimson is very enthusiastic about
recycling and offered to do anything to help this worthy effort be successful.
In the meantime, the UHAOH is having 4 signs made to remind our residents to
put their blue bags out.
Last, but by no means least, is the announcement that there has been an
application for a zoning change on the property South of Rochelle & West of
Northgate that backs up to the railroad tracks. The board feels this could be
another Red Wall situation where action needs to be taken ASAP to assure the
residents of University Hills that the plans for this property will be
compatible with the homes we own.
Preliminary information says this may not be compatible. This property is
not governed by TLCA covenants.
This property needs to follow the guidelines for R6 & R10 zoning. It is
being presented to P&Z as townhouse zoning, much too dense, the board feels.
They may be built for owner occupancy, but could be sold for investor rental.
The 45 units propose to be surrounded by an eight foot WOODEN fence between the
units and the railroad tracks, not deemed satisfactory by the Board.
The yard of the month will be presented to Faye Hauer at 217 Santa Clara,
immediately following the meeting. All the board is invited to come for
pictures.
The next meeting will be Tuesday, October 3, 2005 at 7:30 A.M. in the grill
at the Las Colinas Country Club. All are invited to attend.
