UNIVERSITY HILLS ASSOCIATION OF HOMEOWNERS

BOARD MEETING MINUTES

Tuesday, March 02, 2004

The meeting was called to order by president, Arnold Martin, at 7:38 A.M.

Board members present were: Arnold Martin, Esther Nachimson, Charles Schmidt, James Spriggs, Nell Anne Hunt, Robin Filbeck, Mary Oberlin, Paul Oldham, Craig Bowman, and new member, Shandra Muenster.

Board members not present were: Don Jensen, John Taylor, Don McGee, Jim Wells, Scott Wilson, Martin Kahn, Molly Kahn, Jim Underwood, Chris Wallace, Linda Korkmas, Katherine Woodruff-Beggs, Christine Katib, Pat Andres and Scott Glover-member at large.

There was no treasurer’s report.  The minutes of the last meeting are on the web-site.  There are 136 paid members to date for the 2004 yearly UHAOH membership.  Notices of dues payable and the announcement of the Spring Fling activities are being mailed this week.

Charles Schmidt, the public relations chair, gave a run-down on the underpass/grade crossing at Rochelle and Northgate.  The city reports that the contractor is still 10% ahead of schedule and the project is projected for completion by the end of June.  The traffic shift on Rochelle is being pushed forward because of the excessive amount of rain we have experienced.  The change is projected to take place between March 15 to April 1.

Charles reports our neighbors in University Park, behind the Red Wall, have changed their association name to University Park Estates, as there was confusion with the University Park area in Dallas.

Algae problems are surfacing early in our area ponds.  The problem will be dealt with in the traditional manner as there are not funds available this year to attack the problem in a more environmentally friendly way.

The chain link fence at the LCCC golf course on Rochelle, will be replaced in July when the course will be shut down for major greens repair.

The Yard of the Month project is up and going.  Craig Bowman presented the sign that will be placed in the homeowner’s yard by Pat Andres and her committee.  They announced the first winner to be Heinz and Allison Simon on Guadalajara Court.  The UHAOH board members are asked to be at the Simon’s home at 10:00 A.M., March 9 for pictures of the first presentation for YOM.

The committee has set the parameters for the award: 1. There can be no weeds or dead plants, trees or shrubs  2. Everything must be living  3. Seasonal color  4. Maintenance may be done by the homeowner or a yard service or a combination of both.

Paul Oldham reported that the plans for the Spring Fling are up and going.  Sponsors have been found for most of the events and we will be looking for even more donors.  The DFW Humane Society is providing the popcorn machine and has asked to bring two pets from the shelter to possibly be adopted by a UH homeowner. The Jump Houses are to be underwritten by Stuart Title Company. TLCA is providing the Petting Zoo.  Craig suggested the names of the sponsors be placed on the flyers that are being sent out.  The committee is still contacting restaurants in the area for snacks.

Robin Filbeck stated that the jump houses need better supervision because most children are not watched by their parents.  Arnold Martin proposed that we ask members of the fire department to man these concessions.   Leo Hull has been booked again to supply the music. The power needs will be increased.

Arnold stated that FYI:  Parents of graduating seniors in University Hills are having a block party on San Carlos the weekend of graduation – June 4th or 5th.

Robin Filbeck had inquired about the cost of decals for our dues paying homeowners—500 for 65 cents each.  It was a consensus of the board to go forward with this.  It was decided to get the type with the sticky part on the back so they could be displayed on signs in the yard, house windows, or on the outside windshields of cars.

There was a discussion of the wording of the invoices being sent to members who have not sent in their dues and requested that it be changed next year. Some were concerned there was a confusion about our homeowner’s dues and TLCA annual dues, due and payable in July.  Our fiscal year is from Jan 1 to Dec. 31 of any year and these monies are intended to support the activities of University Hills only.

Arnold asked that we all be very aware of our surroundings as several thefts have occurred when car doors are left unlocked for mere minutes.  Keep car doors locked when you are not in it.  He has asked that there be more of a presence of the Irving Police Department in UH.  Sometimes the IPD has relied too much on the Las Colinas Patrol.  The Police Chief asked for 56 new positions last year and was only given 18.  Charles suggested we invite the  patrolman who is assigned to UH to our Spring Fling.

Nell Anne Hunt announced that the FLAG PLANTING PARTY KICK-OFF scheduled for May 2, at 6:00 P.M. at her home on Hidalgo.  It’s POT LUCK so bring your favorite casserole and join in on the festivities. She has ordered 25,000 new flags for this year so there’s plenty of work for every volunteer.

Nell Anne said that UH has only seven homes listed for sale and buyers are standing in line waiting for homes to come on the market.  One home sold recently in 2 hours for more than the asking price!!

James Spriggs told the board about 3 new businesses who have selected Las Colinas for their business expansion and all of the opportunities they will be bringing in the way of high paying jobs for area professionals.

The next UHAOH board meeting will be on Tuesday, April 6, at the LCCC Grill at 7:30 A.M.  The meeting is open to all.

The meeting was adjourned at 8:56 A.M.

Respectfully submitted,

Esther Nachimson, Secretary
