UNIVERSITY HILLS ASSOCIATION OF HOMEOWNERS

MONTHLY BOARD MEETING

AUGUST 2, 2005

The meeting was called to order by the president Arnold Martin at 7:45 AM.

Board members present were:  Arnold Martin, Esther Nachimson, Charles Schmidt, Jim Wells and Mary Oberlin.  TLCA was represented by Susan High.  Board members not present were Don McGee, Martin Kahn, Molly Kahn, Jim Underwood, Nell Anne Hunt, Robi Filbeck, Linda Korkmas, Katherine Woodruff-Beggs, Paul Oldham, Craig Bowman, Khristine Katib, Scott Glover and Chandra Muenster.

Minutes, posted on the internet were accepted as written.

Arnold Martin in the absence of the treasurer, stated there were no significant changes in our treasury. Five new memberships were received.

TLCA needs to be billed for the cost of the pizza so generously by them for the Spring Fling.

The representatives from Verizon did not attend the meeting.  At an earlier meeting they stated there would be few problems with the fiber-optic cable installation process.  Not so, say we.  Many areas have suffered utility outages and messes left by the installation crews.  No one accepts responsibility for these shortfalls.

Susan High wants to alert all homeowners of an increase of mail theft, ergo, identity theft.  This crime in on the upswing so all precautions need to be taken.

Jim Wells, who is doing the preliminary work in publishing our new UHAOH directory needs all residents (not just homeowners) to fill out the forms sent to everyone in July and return them ASAP  It would also be a good time to enclose membership dues, if that has not yet been done.  To date, there have been 211 responses, with only 4 households stating they did not want to be included in the directory.  We need to have the e-mail addresses of everyone to be able to notify each resident of important happenings and of course, emergencies.

Advertising in the directory has been mentioned previously.  This is an opportunity for anyone with a business to get the attention of our homeowners.  Mary Oberlin would like to include in our web-page a section for residents who have had success with home repairmen and other maintenance persons to post that business with the homeowners recommendation.

Charles, Jim and Arnold attended the round table at city hall of Homeowners associations in Irving.    The Barton HOA representative suggested that all of the HOA’s should pool monies and have a professionally designed and built float in next year’s July 4th parade.  Charles objected, stating it is not in the real meaning of the parade.  Mary suggested that several HOA’s could create a float and therefore have several HOA floats.

At the present time, Irving is without a neighborhood coordinator.  The last person was there for a short time. We hope the position will be filled as soon as possible.  It was a year before this last position was filled.  We need to encourage the city fathers to fill this postion quickly.

The grant money for the monument at Rochelle and the golf course has been committed.  TLCA has the final say so on the design.  Their approval will come by August 15 and we will submit the final price and cost proposition to the City of Irving no later than September 30.

Mary Oberlin sadly submitted her resignation as Block Captain Chief.  Don and she have sold their home of almost 30 years on La Paz and will be building a new home in the Enclave.  She announced that Linda Korkmas, who has been active in University Hills efforts for many years, will resume her responsibilities as Block Captain Chief.  Shandra Muenster will become the deputy chief for section C.  Martha Zavalata graciously accepted the responsibility of block captain.

Charles announced more that 1200 volunteers are needed for the bioterrorism mock disaster practice coming up on August 9 at Reunion Arena in Downtown Dallas.  If interested go to www.dannydefenbaugh.com  for an application.

Susan High stated a light had been added on the North side of Pea Patch Lake and 14 new dog litter pick up points have been added to our green belts.  FYI: we have all noted that the photenia has been removed along the walls of Fox Glen.  The foliage is being replaced with a mix of Japanese Yew, Burford Holly and Heavenly Bamboo (photenia.)

The planting at NG and Rochelle will not begin until fall.  It will take 60 days to construct the entry sign which is under TLCA control.  We are told it will be compatible with the Brune Hill sign on Hwy. 114.  A dog park is being planned for our area, perhaps on Campion Trail.

Bob Horton of the city of Irving is having signs made to remind homeowners of the times, every 2nd and 4th Friday, when our blue bags will be picked up.

Susan High announced that Rick Bidne has been elevated to Executive VP and General Manager for TLCA.  They will be moving to Irving from Denton and are looking for a home.  Martin stated the country club needs to be pressured to remove the chain link fence along Rochelle and the golf course.

FYI:  The remaining undeveloped land in Las Colinas is on the market as a block and is not being sold with TLCA deed restrictions.  Martin will write a letter encouraging them to follow TLCA guidelines.

The yard of the month award goes to Frank and Kathy Parra at 300 Tampico.  The board will meet at their home for a photo opp.

The meeting adjourned at 9>05 A.M.

The next UHAOH board meeting will be Tuesday, Sept 6, at 7:30 A.M.  All are welcome to attend.

Respectfully submitted,

Esther Nachimson, Secretary
