ACTIVITY REPORT

ARCHITECTURAL CONTROL

 

·        63 items were considered by the ACC, 46 items approved, 17 deferred or disapproved.

·        Five new homes were approved.

·        One new commercial project approved (Mandalay on the Lake, a 369-unit apartment complex).

·        $5,590 in submission fees collected during December.

·        $78,340 in submission fees were collected in 2002.

 

COVENANT ENFORCEMENT

 

·        1,087 properties being pursued, 177 issues resolved, 5 issues referred to legal.

·        Enforcement representatives have completed transition to new areas of responsibility.

·        Bank has foreclosed on one property.  The home will either be completed or sold as is.

 

COMMON PROPERTY

 

·        Installed (32) year-end replacement trees.

·        New halogen lights where installed for the Rochelle Park aerator.

·        Completed Phase I of the centralized irrigation system.

·        Landscape maintenance contracts were renewed for 2003 and 2004.

 

ALARM MONITORING/PATROL

 

·              Completed central station’s annual UL inspection.

·                    Completed patrol vehicle review and ordered two new Blazers.

·                    Security received 384 account change forms.

 

COMMUNITY RELATIONS

 

·        Completed lay-out for the first installment of the 30th anniversary historical articles.

·        Developing print and video materials for the DFW Humane Society Capital Campaign (Corky’s Cottage).

·        Working on the Association’s 2003 Special Project Wish List for the City of Irving.

·        Continuing to work with City of Irving and property owners regarding the name change to a portion of Rochelle and O’Connor Boulevards to Riverside Drive.

 

FINANCE AND ADMINISTRATION

 

·        Collected 98.94% or $5,823,127 of the 2002 annual assessments as of 12/31/02.

·        Preparation for year-end closing and audit underway.

·        Workers Compensation audit will be conducted on January 7th.

·        Reviewing draft of new proposed state legislation related to property owners associations.

·        Continuing to update the Association’s employee handbook.

·        Processed 38 statements of account, 12 estoppel certificates, 11 resale certificates; 9 property ownership changes and 120 updates.
